How does buyer-agent compensation work after the NAR settlement?

Since August 2024, Texas buyers must sign a written buyer-representation agreement before touring homes with an agent. The agreement spells out the agent's compensation — paid by the buyer, the seller, the listing brokerage, or some combination depending on what's negotiated on each transaction.

Crystal walks every buyer through the agreement on the front end so the cost structure is clear before any home is toured. There are no surprise fees at closing. This is a summary, not legal advice — your attorney can answer specific contract questions.

Use whichever lender you prefer. Crystal has worked with most local lenders and will refer excellent options if you want a starting point. There is no requirement to use a specific lender.
